We monitor the rental property 24/7. We are on call with tenants in the event of an issue or emergency. We manage it like we own it and We do this for a period of 12 months.


Repairs
are ordered on an ala-cart basis. Small jobs done by our staff; large ones are subcontracted by outside vendors. Repair limits are set by you. Meaning we will gladly repair an item automatically without contacting you for permission up to your specified limit. Most owners feel comfortable with $150 limit.

These issues are taken care of automatically, and then billed to you. Any repair above the set limit would require a written approval from you via email.


Large repairs
would require prior written permission from you following an estimate. Generally the sub-contractor is paid by the property owner.


Preventive maintenance
service is offered at a reasonable cost. We will send you emails through out the year. During different Florida seasons, various services are offered.

For example, house pressure cleaning, insect prevention, air conditioner coil cleaning, yearly window cleaning, deep spring cleaning and many other services designed to protect the value of your investment. Preventative maintenance is optional and all services are tax deductible.
